Mobile Home Insurance - Beaumont, Tx
MANUFACTURED & MOBILE HOME INSURANCE
House insurance covers your house, personal possessions, and liability claims. Modular homes are insured with standard homeowners’ insurance policies. However, manufactured and mobile homes require special policies designed for them.
What is a Modular Home?
Modular homes are built similarly to site build homes, only they are built off-site at a facility. Modular homes are built in sections (aka modules) to be transported to a property and assembled, typically with the assistance of a crane. Unlike a manufactured home, you can’t easily move a modular home once it is assembled. Instead, the home is assembled on slab or pier foundation, just like site-built homes.
Modular Home Insurance
Modular homes an insured under a standard homeowners insurance policy. Most insurance companies don’t discern between modular and site-built homes, with the notable exception of transportation, assembly, and finishing, which is not covered by your insurance – so be sure the various entities involved in transportation and assembly are adequately insured. In addition, you might want to inquire about a builder’s risk policy if you fear that contactors are insufficiently insured.
What Is a Manufactured Home?
Manufactured homes have two identifying characteristics: They’re constructed in a factory, and the rest sit on a movable chassis in lieu of a slab or pier foundation (although we’ve seen them placed on piers near water).
Manufactured homes can be moved from one site to another, but generally remain where they are installed because they are expensive to relocate. Manufactured homes are one story, but come in a variety of sizes, including single, double, and triple wide.
What Is a Mobile Home?
Often the names “manufactured home” and “mobile home” are used interchangeably. The only distinction lies in when the home was built. Mobile homes built before June 1976 are called mobile homes, while those built after June of 1976 are referred to as manufactured homes, according to the U.S. Department of Housing and Urban Development (HUD).
HO-3 Insurance Policies
The most common type of homeowners insurance is an HO-3 policy. These policies provide all-risks coverage for the home (including modular homes) and personal property. By default, an HO-3 policy covers your home at its replacement cost and your personal property at its actual cash value.
Mobile Home Insurance
Mobile homes and manufactured homes are commonly written as HO-7 policies, also called a mobile home policy. An HO-7 policy is virtually identical to an HO-3 policy but provides dwelling coverage against open perils at replacement cost, contents against named perils at ACV (actual cash value), and includes coverage for detached structures (fences and sheds).
